Burgh Gate is a new build development by Persimmon Homes in Musselburgh, East Lothian, around six miles from Edinburgh. The site combines apartments with two, three and four-bedroom family homes.
SmartMist Fire was awarded the contract to install water mist fire suppression across the new homes at Burgh Gate. The system was planned into the build programme, installed with a discreet finish and handed over with clear documentation for the project team.

The requirement
As Burgh Gate includes apartments alongside houses, automatic fire suppression was a regulatory requirement.
The system also had to fit the realities of a live housebuilding site:
- Scheduling around other trades, snagging and completion dates
- A discreet finish appropriate for homes going to market
- Minimal disruption to the wider build programme
- Clear handover information once installation was complete
Why water mist
Water mist systems suppress fire with fine water droplets that control flames and reduce heat. As the NFPA notes, they achieve this with less water and smaller pipework than standard sprinkler systems.
On a new build residential development, those differences matter. Smaller pipework is easier to route within ceiling voids and service runs, and small nozzles sit neatly within the finished home. Lower water flow also reduces the risk of water damage if the system ever activates, which is a real concern for homeowners, developers and insurers.
