The Cairndale Hotel & Spa is a family-run hotel on English Street in the centre of Dumfries, with 86 bedrooms and suites, function rooms catering for events from 10 to 300 guests, and three dining venues. In July 2024 the hotel opened a two-storey destination spa, which The Good Spa Guide named Best Spa in Scotland in 2025.
SmartMist Fire installed water mist fire suppression at the Cairndale. The team also installed dedicated sprinkler protection for the saunas within the hotel spa.

Why suppression in a hotel
For a hotel, the life safety case is straightforward. Guests sleep in rooms they checked into that afternoon, in a building they do not know. An automatic system reacts to fire without waiting for anyone to act, and gives the people in and around the room of origin more time to get out.
For an independent hotel, the property protection case is just as direct. The building is the business. The installation had to reflect that:
- A finish in keeping with guest rooms, function rooms and spa spaces
- Dedicated sprinkler protection for the saunas within the spa
- Scheduling that worked around the hotel’s operation
- Protection that limits damage to the property as well as risk to guests
- Clear handover information for the hotel’s own team
Why water mist
Water mist systems suppress fire with fine water droplets that control flames and reduce heat. As the NFPA notes, they achieve this with less water and smaller pipework than standard sprinkler systems.
Both differences earn their keep in a hotel. Smaller pipework routes more easily through an existing building, and small nozzles sit quietly in rooms where guests are paying for comfort and character. Lower water flow means that if the system ever activates, the damage stays close to the fire rather than spreading through soaked ceilings and floors, and fewer rooms come out of service while the hotel recovers.

SmartMist Fire completed the water mist installation at the Cairndale Hotel & Spa. The completed installation gave the hotel:

What operators can take from the Cairndale
Independent hotels carry their risk personally. There is no group balance sheet behind a fire, and the building, the bookings and the reputation all belong to the same family. The requirement for automatic suppression depends on the building type, work type, warrant date and scope of the project, but the business case can still be clear.
